Build the search around the report date

PCS timelines reward structure. Start with report date, temporary housing, school calendar, commute tolerance, pets, storage, and whether a short house-hunting trip is realistic.

Fort Belvoir, the Pentagon, Quantico access routes, Joint Base Myer-Henderson Hall, and D.C. assignments can point to very different daily routines even when the map distance looks manageable.

Confirm the VA loan details early

If using VA financing, confirm certificate of eligibility, entitlement, lender overlays, appraisal expectations, funding fee treatment, and cash needed for inspections or earnest money.

VA announced a temporary local variance allowing eligible VA borrowers to pay certain buyer-broker charges beginning August 10, 2024. Do not assume the seller, lender, or contract will handle this automatically.

Remote buying needs a tighter process

Video tours should document noise, grade, road position, light, storage, exterior condition, and the surrounding block. Listing photos rarely answer those questions.

If resale may happen within a few years, prioritize broad appeal: commute access, school demand, floor plan, parking, HOA rules, and condition that will still be defensible at the next PCS.
